Tiruchi may soon get high rise buildings

TIRUCHI: The City could soon witness the growth of high rise buildings with a couple of proposals taking shape consequent to extension of development control rules (DCR) of Chennai Metropolitan Development Authority (CMDA) to Tiruchi and a few other cities in the State about a year back.

The Tiruchi Corporation Council, on Tuesday, cleared a proposal for the construction of a multi-storeyed residential building by a private property developer at Edamalaipattipudur here and notifying the project site as a multi-storeyed residential area.

The resolution was moved after the proposal was submitted through the Directorate of Town and Country Planning (DTCP), which would have to approve it finally.

Till now, only Cantonment and Thillai Nagar were notified as multi-storeyed residential areas in the city.

The Corporation, according to sources, has recommended to DTCP another proposal for a multi-storeyed building at Cantonment as it was already a notified area.

The multi-storeyed residential building at Edamalaipattipudur is proposed by South India Shelters Private Limited and the resolution adopted by the Corporation Council recommends that the height of the building be restricted to 60 metres (which would be about 19 floors approximately).

Of a lesser height

However, Corporation sources indicated, that the DTCP is likely to approve the building of a much lesser height only.

The proposal has to obtain several other clearances including those from Public Works Department before taking a final shape. Besides, clearances have to be obtained from the Airports Authority of India, Fire and Rescue Services and other agencies.

The extension of the DCR to the city has already found favour with the city’s property developers. “We have already requested the government to notify that all areas, with 60 feet of road width, be declared as multi-storeyed residential areas in the city.

Otherwise, each proposal has to go through the corporation council for its approval for notification as multi-storeyed residential areas,” said M. V. Maruthachalam, former president of the Tiruchi Flat Promoters Association.

The notifications have to be approved by a high level committee.

Though the city already has a few multi-storeyed residential apartments (as opposed to special buildings category under which stilt, ground plus three floors are permitted subject to a maximum height of 15 metres), they have been built after getting specific relaxations or built in violation of norms.
